Damp

Pre-Acquisition Surveys

If you intend purchasing a property, after your Chartered Surveyor/Valuer has visited the building, there may well be recommendations for further specialist investigations such as a damp survey. As we are not only qualified but also independent we will not be completing a damp survey in order to “look for work”. Any pre-acquisition survey will involve a non-destructive inspection using an electronic hand held moisture meter and combine this with visual evidence internally and externally.

 

This will include a non-destructive inspection of areas of concern together with advice such as potential remedies that you may wish to anticipate prior to the purchase, Our advice will vary depending on whether you wish to purchase the property and consider it a long term project or whether the property is to be developed or let out, so this is important information to provide during the instruction process. Any pre-acquisition survey will be limited to the surfaces that can be reasonably inspected at the time of the visit and will not involve analysis of plaster-work etc. as most homeowners will not allow any form of damage to occur if there is not a legally binding contract to ensure your eventual purchase.

 

We can also give a guide to likely remedial treatments and their specifications together with potential costs that you should anticipate for these types of work. We can draw up a schedule of works (SoW if you intend to complete the works yourself.

Post-Acquisition Surveys

If you already own the property, we can undertake more in depth and potentially destructive surveys to provide a more detailed analysis if necessary.

 

This could involve removal of small sections of plaster-work for analysis if that is thought to be necessary and if it would provide some form of meaningful benefit to you as a client.

A standard Pre-Acquisition Survey is normally suitable in these circumstances, but the ability for undertaking a more forensic approach is available if needed.

Forensic Analysis 

We can undertake a more forensic approach to moisture measurement when required. This will involve removing some plaster-work and possible some sections of the substrate.

 

A forensic approach can help when there is a dispute or if there are complex undiagnosed problems to solve. We can test for the presence of hygroscopic compounds and total moisture content in our lab or in some cases, our mobile testing equipment.
