Timber

Pre-Acquisition Surveys

Prior to your purchase of the property your Chartered Surveyor/Valuer may recommend that timbers at the property are assessed. This can involve assessments of the suspended timber floors at Ground Floor Level (if present), timbers forming suspended timber floors above Ground Level and timbers within Roof Voids. Assessments will be made with regard to sub-floor ventilation (where present), potential moisture content of timber, vulnerability to wood-rotting fungi and wood-boring insect attack (“Dry Rot”, “Wet Rot” and “Woodworm”).

 

It is important to employ a qualified specialist to ensure that appropriate diagnosis and advice is given as being aware of the attacking organism will determine the type of treatment required. Inspections of this nature are of course limited as most properties will have furniture and floor coverings throughout as well as insulation in the Roof Void.

 

The report will include a degree of analysis and recommended treatments together with a guide to potential costs that should be anticipated for the types of treatment recommended.

Post Acquisition Surveys

These can be very similar to the pre-acquisition survey although as the homeowner you will have a greater degree of permission to allow for removal of floor coverings etc. and a some destructive analysis if thought to be necessary. In other words, you are not restricted by a vendor's permissions.
